2007 Environmental Developer of the Year Award:
Awarded by the Maryland-National Capital Building Industry Association to Elm Street Development for Gibson’s Grant on Kent Island in Chester, MD. This project was a collaborative effort between Elm Street and its partners, the Bozzuto Group, Koch Homes and Coastal South as well as their consulting engineers McCrone, Inc. and Element, Inc. The development includes over 55 acres of dedicated conservation area. The site will also include numerous walking trails that will be intertwined in the conservation area and will lead to the water access in the buffer zones. Specimen trees, some dating back over 300 years, have been preserved and integrated into the site design. The unique method of stormwater management, utilizing detention ponds and created wetlands, ensures that the stormwater is tread twice before discharging into neighboring Macum Creek. Gibson’s Grant emphasizes open space preservation, habitat creation and sensitivity to tidal shorelines and buffers and is a fine example of the high virtues of responsible development.
