1. Autumn Hills    Status: Current    Map Icon 
10600 Sugarberry Street, Waldorf, Md
Autumn Hills is a 168-acre parcel, located in the Route 228 corridor of Waldorf. The property is planned as a 384-lot medium density single family detached home community. Elm Street entered into a phased purchase agreement for the property in 2002. Site development for 206 lots comprising the first three of the six planned sections is complete. Craftmark Homes and Ryan Homes completed home construction in the first two sections and Ryan Homes will complete home construction in the third section by mid 2010. Site development for the fourth section of 60 lots is underway. Ryan Homes opened the fourth section for sales in late 2009. The fifth section comprised of 58 lots is permit ready and final approvals for the sixth section will be secured by mid 2010.
2. Bryans Crossing    Status: Current    Map Icon 
6896 Cannon Park Drive, Bryans Road, Md
Bryans Crossing is a 58-acre parcel adjacent to Route 227, west of Bryans Road. The property is planned for 167 medium density single family detached lots. Site development for the first section of 41-lots was completed in the fall of 2004. Ryan Homes finished home construction in the third quarter of 2005. Site development for the second section of 64-lots was completed in mid 2009. Richmond American opened for sales in the spring of 2009. The third section of 62-lots is permit ready.
3. Bryans Green    Status: Current    Map Icon 
6860 Matthews Road, Bryans Road, Md
Elm Street purchased this 26-acre parcel located in the Bryans Road Town Center in early 2006. The property is being planned as a traditional townhouse community and is expected to yield approximately 180 lots. Preliminary development plan approval is expected in 2010.

6651 Matthews Road, Bryans Road, Md
Elm Street purchased this property which is contiguous to both Bryans Crossing and the McCormick property in early 2006. The property is being planned as an extension of Bryans Crossing and is expected to yield 196 medium density lots. Development plans include a pool complex to serve the Bryans Crossing community. Preliminary development plan approval is expected in late 2006.
5. Chelsea Manor   Status: Current    Map Icon 
2900 Marshall Hall Road, Bryans Road, Md
Elm Street purchased this 20 acre parcel located adjacent to Bryans Green in 2009. The property is being planned in conjunction with Bryans Green as a traditional townhouse community and is expected to yield approximately 190 lots. Preliminary development plan approval is expected in early 2010 and we anticipate breaking ground on the first section of the community in late 2010.
6. McCormick Property    Status: Current    Map Icon 
2469 Marshall Hall Road, Bryans Road, Md
Elm Street purchased this 161-acre parcel which is contiguous to our Bryans Crossing community in the fall of 2004. The property is being planned as an extension of Bryans Crossing and is approved for 154 medium density single family detached lots. Approximately 80 acres of the property are planned for active and passive recreational uses.
7. Padgett   Status: Current    Map Icon 
7700 Bensville Road, Waldorf, Md
The Padgett Property is a 22-acre parcel located in the Route 229 corridor of Waldorf. Elm Street entered into a purchase agreement for the property in 2007. Preliminary subdivision approval for 41 single family detached lots was secured in 2008. We plan to develop the property as market conditions improve.
8. Riverwatch Commons    Status: Current    Map Icon 
2 Fairhill Lane, Indian Head, Md
Elm Street purchased this 8-acre parcel located in the Town of Indian Head, in the fall of 2005. Final approvals for this 70-lot townhouse community were received in early 2006. Site development was finished in late 2006. Craftstar Homes completed sales of half the community in 2008. Lennar Homes is under contract to purchase the remaining lots and we expect them to be sold out by mid 2010.
9. Lakewood    Status: Completed    Map Icon 
3701 Lakewood Place, Waldorf, Md
These 160 townhome lots were purchased by a joint venture between Elm Street Development and Prudential Insurance. The lots were developed and sold to Porten/Sullivan Homes and Ryan Homes. Sales started in 1995 and were completed in 1997.
10. Villages of Potomac at Indian Head    Status: Completed    Map Icon 
4210 Indian Head Highway, Indian Head, Md
Elm Street purchased this 4.75 acre, former school site located in the Town of Indian Head, in the Summer of 2004. Plans for redeveloping the property were approved in late 2004 and include 76 condominiums and commercial space. Site development was completed in late 2005 and Ryan Homes completed construction of the last condominium building in late 2007.
