Elm Street is pleased to announce the ground breaking of the Elms at
Montjoy. Located in Howard County, Maryland, The Elms at Montjoy will
include 286 luxury garden apartments. The apartments will include such
features as walk-in closets, spacious floor plans and optional lofts and
fireplaces. Elm Street plans to welcome the first residents to The Elms at
Montjoy in Spring of 2005.

Elm Street is pleased to announce that The Elms at Germantown has reached 95% occupancy. The Elms at Germantown is a 316 unit luxury garden apartment community located in Germantown, Maryland. The Elms at Germantown welcomed its first residents in August 2005 and had the impressive lease-up pace of 29 units per month.
